💡 How we calculate monthly rent:
To keep things fair and consistent, UK student lets use the annual method:
Monthly rent = Weekly rent × 52 weeks ÷ 12 months
Example: £150 × 52 ÷ 12 = £650 per month
Why not “weekly × 4”?
Most months aren’t 4 weeks/28 days long.

The rent price we quote includes thes following bills: TV Licence, Water & Broadband, Gas* & Electricity*
(Subject to fair use).
Council Tax (where applicable) is not included within our contracts and is to be paid by the tenants.

July and August rents are half price, subject to you not residing in the house at that time.
During this time belongings can be stored at the house for no additional charge too.
5) Cleaning
Larger houses with six or more residents include a weekly cleaner who will clean the communal areas of your home.
The weekly clean is included in the your rent.
6) Location
All of our properties are carefully selected to offer a short journey to the universities and Manchester city centre.
7) Fast Internet
The fastest internet option has been chosen for each of our houses, with new routers and mesh network systems (where required).
